Regular Full Time Position [Non-Exempt]
Objective: The Engineer Mechanic will be responsible for the performance of all building equipment maintenance using accepted industry standard methods and following the manufacturers' guidelines on each piece of equipment, in additional to specific instructions from the Chief Engineer. The Engineer Mechanic will respond to tenant requests assigned to them in a safe, efficient, clean and professional manner.
Schedule required mechanical equipment and life safety equipment inspection.
Record in the equipment log books all the relevant readings of each day.
Responsible for performing his or her work safely and reporting to the Chief Engineer any observed safety and security problems.
Willing to work flexible hours to include but not limited to: Rotating On call and Weekend Duty, Carrying a mobile telephone respond to calls from the security monitoring firm. Be available for overtime work as required.
Maintain accurate lists, security and stocking levels of building tools and consumable supplies.
Advanced operation, repair and preventative maintenance on all electrical, plumbing and HVAC equipment of the base building, i.e.: chillers, cooling towers, boilers, hot water heating loops, and lobby and parking lot lights. Must be familiar with and have the ability to work 120/277/480 single phase and 3 phase electricity.
Maintain the condensing water and chill water loop chemical treatment and filtration program at the direction of the Chief Engineer.
Basic operation, repair and preventative maintenance of the Fire Alarm, Fire Sprinkler and Emergency Generator Systems.
Programming of Energy Management System.
Installation and repair of locksets and related issues.
Any reasonable assignment or request related to the building operation as directed by the Chief Engineer.
Good communication skills and above average ability in computer skills.
Must be able to pass a stringent Federal Agency Security background . investigation
