The Director of Engineering shall be responsible for the general management and administration of the maintenance departments for Cobb Galleria Centre, Cobb Energy Performing Arts Centre, the Galleria Specialty Shops and parking facilities. Duties will include the operation and maintenance of the physical plant, provision of exhibitor utility services, oversight of contract compliance for landscape maintenance, and coordination of Common Area Maintenance program with Childress Klein Properties. The Director of Engineering is responsible for ensuring that the facilities remain in compliance with applicable fire, safety and building codes at all times, and shall implement programs to promote efficiency of labor, conservation of utilities and compliance with budgets. Position reports to Assistant General Manager for day-to-day engineering concerns, and to the CEO/General Manager for long-term planning & capital improvement projects.
Typical Work Routine Includes But Not Limited To:
1. Building Utility services: a.Manage and coordinate all facility utility services, including water, electric, gas, telephone, cable, etc., insuring compliance with all utility contracts and applicable codes and regulations. b.Coordinate the installation and repair of all utility equipment including electrical power equipment, lighting, cables, meters, motors, HVAC, etc. c.Monitor utility service usage and equipment, and make recommendations to improve delivery and reduce costs while providing a pleasant and comfortable environment. d.Review and approve utility service invoices, verifying billed amounts to actual consumption. e.Maintain all building control systems, and energy management systems. Will be responsible for 24 hour response to alarm/trouble notifications.
2.Building Services for clients: a.Establish and oversee procedures for providing utility services to service contractors, vendors, and exhibitors. Services may include electrical, gas, water, phone, television, computer, banner hanging, etc. b.Ensure that the planning, delivery and accounting procedures for services are performed in a timely manner in accordance with current policies and procedures. c.Oversee on-line ordering system for show services and staffing of show services desk when necessary.
3.Preventative Maintenance: a.Implement and maintain programs for regular inspections of all building systems, including stage equipment, HVAC, central plants, electrical and other power delivery equipment, boilers, chillers, meters, motors, escalators, elevators, cooking equipment, freezers, coolers, etc. b.Administer outside repair and maintenance contracts on equipment and building systems. c.Conduct and coordinate all regular building and equipment inspections internally and with outside regulatory agencies, including Fire, Elevator, Escalator, Boiler, Insurance regulating agencies.
4.Building Maintenance: a.Conduct regular, thorough inspections of all interior and exterior facility areas including stage, exhibit halls, ballrooms, meeting rooms, parking facilities, following up on all needed repairs. b.Establish and monitor a work order repair system, which prioritizes and tracks all repair requests. c.Make recommendations for equipment, supplies, and materials, processes or procedures that will enhance the quality of company facility or services. d.Take an active role in fire department, insurance, and building code inspections. Take corrective action as indicated.
5.Administrative Duties: a.Develop and control an annual budget for the Engineering Department, including costs for labor, utilities, repairs, outside contracts, etc. b.Plan and organize long-range assignments for maintenance of the physical plant and utility services. c.Develop a department manual detailing operations, policy and procedure. d.Maintain and update blueprints, files, property records, warrant manuals and standard operating procedures. e.Oversee the delivery of contracted services including landscaping, utilities, HVAC maintenance, life safety systems, emergency equipment, equipment, control systems, roofing, etc. f.Coordinate and manage the Common Area Maintenance (CAM) program with Childress Klein Properties, as related to landscape, irrigation, routine maintenance, site quality, utilities, etc.
6. Staff Supervision and Management: a.Recruit, select, and hire a qualified staff. b.Develop and implement ongoing training programs for engineering staff. c.Provide Engineering department personnel with guidance, direction and evaluations of their performance, based on the service standards of Cobb-Marietta Coliseum and Exhibit Hall Authority, and all component divisions thereof. d.Conduct regular meetings with department staff to keep them informed of events, projects, concerns, etc.
7.Construction/Renovation supervision: a.Actively monitor and oversee all construction and renovation projects for the facility. b.Insure the compliance with local, state, and federal guidelines, codes, and permits c.Act as building liaison with construction crews and project managers to insure accuracy and efficiency of work d.Monitor and track budgeted expenses e.Develop project plan timelines and operating procedures to insure safety, security and efficient use of resources
8.Emergency plan and response: a.Work with the Director of Safety and Security to develop, update and administer emergency planning and response procedures for all facilities. b.Recommend training, activities, equipment, policies, and procedures to insure fully integrated response and utilization of resources to affect the greatest degree of protection to property and persons. c.Update and train staff on the emergency response plan, at least annually. d.Participate as an active member of the Emergency Response team.
1.Minimum of four (4) years experience in physical plant maintenance or engineering programs at a top supervisory level.
2.Ability to demonstrate technical expertise in the files of electrical engineering, plumbing, mechanical engineering, heating and air conditioning, welding, painting and carpentry.
3.Ability to demonstrate administrative skills.
4.Minimum high school education. College degree in Engineering preferred. Additional years of experience may serve as substitute on basis of two (2) years experience for one (1) year of college.
5.Class Two Non-Restricted State Electrical License preferred; valid Georgia Driver’s License required.
6. Position requires open availability to work weekends.
